The Maplewood Township Committee passed two resolutions at its April
15 meeting to extend the negotiation periods for both the post office
site and the PSE&G site.
Resolution No. 73-14 extends negotiations with L&M Development
Partners of Larchmont, N.Y., through Aug. 1. The committee had
previously approved a resolution on Jan. 7 designating L&M as the
post office site redeveloper for a 90-day negotiation period.
The 90-day negotiation period expired April 7, before the township
and L&M could complete negotiations; the extension allows
negotiations to continue retroactively from April 7.
The post office site is located at 160 Maplewood Ave. in Maplewood
Village. Once the U.S. Postal Service vacates the premises, the township
hopes to redevelop the site into mixed-use building. Plans explained by
L&M representatives at a Jan. 30 meeting state that, essentially,
the ground floor will house Kings, should the supermarket choose to move
across the street — a detail that has yet to be finalized; the first
floor will be set aside for retail — approximately three store spaces;
and the top three floors will be devoted to approximately 25 apartments,
10 percent of which will be set aside as affordable housing.
According to an April 11 release on the Maplewood Township website,
the board of the Maplewood Village Alliance unanimously approved the
current design submitted by L&M for the post office site at its
April 9 meeting.
